Understand Your Rent Responsibilities

Utilities

At TradeMark Residential, the utility setup process is tailored to meet the specific needs of each property. During your application and approval process, you will be informed of the particular utilities that need to be set up in your name. This may vary based on the property and the specific services offered within the community.

If you are notified of utilities that you are responsible for setting up, you will need to take prompt action to arrange these services. Please make sure to provide the utility account numbers to your property manager prior to moving in. This ensures a smooth transition and helps you enjoy uninterrupted services from the moment you make TradeMark Residential your new home.

Your property manager will be on hand to guide you through this process and answer any questions you may have. Feel free to reach out to them with any inquiries related to your utility setup.

Move In Costs

It is best to pay move-in costs using your Resident’s Portal. You can make one time payments and set up an automatic recurring payment from your Portal. In addition, multiple residents can have their own portal and can make their own payments on the same property. For example, three roommates can make three separate payments using their own checking account from their own portal.

Where do I go to pick up keys?

Prior to moving in you will be notified of the time and location to pick up keys and go over final details. Please call ahead to schedule an appointment. Move-in day can be very busy for us, especially on the 1st of the month.

You are responsible for all keys and other access devices like garage door openers and access to digital locks. If lost or stolen please notify your Property Manager immediately. All replacement costs of keys or locks will be the financial responsibility of the resident.

Quarterly Property Wellness Check?

While it is always the responsibility of the Resident to change furnace filters and test their smoke alarms, TradeMark Residential changes furnace filters and checks smoke alarms about every 3 months on most properties. The decision on the frequency of these checks is left to the property owner.

Because of a wide geographic area of properties, we try to group properties by location and conduct the checks on the same day. Residents are notified at least 24 hours in advance by recorded phone message. Residents do not need to be home at the time of the check, but certainly may be. We do ask that you restrain any pets before we arrive. We are in the property for 10-15 minutes. We are also looking for any maintenance items that may need attention, both inside and out.

If you know of anything that needs maintenance, we ask that you enter a maintenance request using your Resident’s portal, or call our maintenance hotline.

What if I want to add a pet or another occupant to the lease?

Your Lease Agreement is a legal, binding document. There are a few instances, however, in which it may be amended if all parties to the contract agree. Contact your TradeMark Residential office immediately if you want to make any changes to your lease. Examples include:

  • Changes or additions regarding residents
  • Changes regarding pets
  • A need to terminate your Lease Agreement early or extend your Lease Agreement

We understand that each situation is different. However, some changes may be governed by state or local laws, so please discuss your situation or concern with us so that we may best assist you.

Adding Residents

If you wish to add a resident to your lease, please contact our office to discuss the situation. We must approve any additional resident(s) on the lease as well as conduct background checks.

There is no exception to this policy. In addition to keeping the residents of TradeMark Residential safe, our company is bound by local and state regulations, as well as by federal Fair Housing Laws and mandates to maintain a safe, secure environment for our residents.

Adding Pets

Your lease will specify if you are or are not allowed to have pets. If you are allowed to have pets in the home, there may be some restrictions as to the type, breed, and size of animal. You must also follow any city or state ordinance pertaining to your pet. Any pets not specified in the Lease Agreement are not allowed on the property. Any future animals need to be approved in writing BEFORE they can reside at the property. If you are authorized to have a Service Animal, however, we will accommodate you in accordance with the law. Pets may require additional deposit and/or rent and proof of renters and or pet liability insurance. After move-out, you will be responsible if any fleas are discovered at the property. If you are concerned this may occur, we ask you to contact a Pest Control company to have the property treated prior to the move-out assessment.
